Documents to prepare for the sale of your property:

• Current certificate of location (accurate and less than 10 years old)
• Deed of sale (provided by the notary at the time of your purchase)
• Recent utility bill(s) (ex: Hydro QC, Énergir), for informational purposes

If there is, or was, a mortgage loan:

• Either the deed of loan and last mortgage statement 
• Or the mortgage quittance (if the mortgage has been paid off and removed from the property)

Additional documents for Condominiums and Co-Properties:

• Declaration of co-ownership or Convention of indivision (and any modifications, if they exist)
• Building rules (if they exist)
• Statement of condo fees
• General Assembly meeting minutes from last 3 years
• Financial statements from last 3 years (budget, contingency fund, etc)

These documents are needed only if they exist:

• Notice(s) from the city and/or other authority
• Documentation relating to renovations and/or repairs and/or insurance claims
• Invoice for any rented equipment (eg: alarm system or hot water tank)
• Inspection report 
• Evaluation report
• Lease(s) for any tenant(s) occupying the property
• New home warranty certificate
